Gross rental yield of condominium in central Bangkok in last year’s fourth quarter were 5.6%, down from 6.4% in the third quarter and 5.7% in the fourth quarter of 2010.

Bangkok’s new city plan will affect land prices in prime locations, as new construction will be more limited in areas of narrow roadways.

Land prices may drop while making existing condo unit prices rise due to limited new supply, said Ms Aliwassa.

Sopon Pornchokchai, president of the Agency for Real Estate Affairs, said Bangkok’s new city plan is a danger that investor should be aware of.

It will force lower-income earners outside Bangkok, as unit prices in new developments will be higher.

“Inner-city condominiums have been an interesting investment, as their prices soared each year. If investing outside Bangkok, it should a condominium near mass transit,” said Dr Sopon.

Floods or other natural disasters should not be of much concern, as these make only a minimal impact on property. Most places suffering disasters bounce back _ for example, property in Aceh, which was hit the hardest by the 2004 tsunami, or Phuket.

“Relocating Bangkok is impractical. The city has faced flooding many times,” said Dr Sopon, adding that Hat Yai was inundated in 2010, but property prices soared afterward.

The property market is picking up now, with pent-up demand now being realised after slowing down late last year.

Last year’s flooding was a soft landing for a property market that had been showing signs of overheating, as many major developers slowed their investments, Dr Sopon added.

For other sectors, Ms Aliwassa said office demand has picked up significantly since last year, especially for units of 80,000 to 120,000 square metres.

Investment in the industry should be long term.
